Designing and building your new home may seem like an intimidating endeavor, therefore to simplify things along the way we have devised stages of the process.
This initial discovery meeting allows you and your family to meet our team and gain a comfort level with our firm and how we handle the home building process. We’ll discuss your expectations of us along with the general design, features and budget you have in mind for your new home. If you have any photos or magazine clippings of what you are looking for in your dream home those will help us get to know you even better.
Once we have determined your overall design and included features, we can do some initial design sketches of plans and exterior elevations. This will help us begin to define the scope of the project, and help us to understand preliminary pricing to ensure that we are staying on budget. Defining and gaining alignment around the scope of work early on provides a pathway for task assignment, coordination, material specification detailing, and scheduling.
A contract is finalized, and drawings are fine-tuned to confirm with all building code, structural requirements and zoning regulations. Alterations after contract are handled as change order exhibits and agreed to in writing by both parties. Once drawings are finalized, permit applications are made with the various offices of the local municipality. The permitting process can vary considerably based upon the construction complexities or zoning nuances of a specific project. Once permits are issued, construction is ready to be scheduled.
Immediately upon permit issuance, we begin site clearing and preparation. Excavation and foundation installation is followed by framing and masonry work. Windows and roofing are then installed to enclose the home. Mechanical systems are installed and approved, per your selected layouts. Once we have completed our thorough quality checks, rough inspections are completed with the municipality and insulation is installed. Lastly, drywall work begins.
During this stage, tile, stone and hardwood flooring are installed. Our master craftsman custom fit your detailed moldings, millwork and cabinets into each space. Meticulous prep-work of interior trim is completed before your selected paint is applied. Then, electrical and plumbing fixtures are installed, along with pre-determined appliances. At this stage we can also provide a design service to help choose and coordinate wall colors, plumbing fixtures, kitchen appliances and door/cabinet hardware.
Many refer to this as a final walk-through. At Beacon Homes CT LLC we conduct our own Quality Assurance inspection before walking you through and orienting you to all of the luxurious features and products in your new home. Our project managers strive to eliminate punch items ahead of time, however if any items do arise, we will take care of those in a most expeditious manner.
Your new home is backed by a one year limited warranty, however we conduct scheduled warranty inspections with you at specific intervals within that 12 month time period.
